          Building Your Internet Sphere of Influence
         --------------------------------------------

Your primary challenge on the Internet is not to have a web
site but to build a sphere of influence. Of course, your site
is important, but it is essentially just one of the tools to
build your mailing list. If developed properly, it will help
you tremendously in the process of building rapport and trust
with your prospects. It can help you close more transactions
and make the whole process of buying or selling real estate
an extraordinary experience for your clients...

But the most important thing for a website to *DO* is to help
you develop a list of people interested in receiving from you
e-mail on on-going basis.... Because the biggest chunk of your
marketing will be done via email. That's the beauty of the
leverage on the Internet.

Surprised?

Most Realtors are VERY surprised when they learn about this.
After spending a substantial amount of cash and efforts to
build an impressive website, many believe that the web site
became their primary asset -- they feel, that this justifies
the expense...

Usually they do not think about *building* their mailing list
- no wonder Internet "doesn't work" for them.

Indeed, most of the real estate professionals on the web have
NO list. Yes, they have a few e-mail *addresses* but usually
not nearly enough to call it a list, let alone their Internet
sphere of influence...

When you have a good mailing list you can create and deliver
not only frequent offers for your own service but you can also
endorse someone else's business. In exchange THEY will often
endorse you to THEIR sphere of influence.

Let me repeat it: the list is your primary asset, your live
hood, your money in the bank. So, now take a closer look at
your website to see if it is helping you to build that list.

You should concentrate on compelling your visitors to contact
you. Just displaying the contact me link on your pages is not
nearly enough to make people want to write you a message. You
need to create an offer that makes people feel "Oooo, I have
to get this one NOW!". Something that will MOVE them to make
an IMMEDIATE request or inquiry.

Never ask people to just JOIN your list. "List" is a jargon
word in your vocabulary. It is your asset, your benefit --
not theirs! There is no obvious benefit for anyone to be on
your mailing list (or mine :-). Quite contrary, people are
very concerned about their privacy and are not easily enticed
by a perspective of receiving more *stuff* via email.

But they DO get enticed if you give them a reason to join your
list. Something of value. It doesn't need to be expensive, it
can be something as simple as special report, or an e-book with
hard to find information or a screen-saver with pictures
of your city or region....
